The Penticton & District Manufactured Home Owners Association (P&DMHOA)
was incorporated on July 19, 1985 under the Societies Act. On July 19, 2010 we turned 25 years old.
That's a quarter of a century. In that short time we have done much for the
owner/tenant of the manufactured homes in the parks in our district and it is
our intention, with the help of every member, to do much more.
We are a District Association and are affiliated with the Active
Manufactured Home Owners Association (AMHOA), which is also incorporated
provincially and is our provincial voice at all levels of government.
As stated by AMHOA, "Owners of
manufactured homes situated on rented lots in manufactured home parks are home
owners, renters and taxpayers. They therefore face a unique situation with
problems common to all three roles".
We are much more vulnerable to
intimidation and abuse from land owners than other renters because of our
position as owner/renter and because of the investment we have in our
homes. This Association's objective is to eliminate or substantially reduce
the problems we face so that we have the same enjoyment as other home owners,
the enjoyment of our homes; security of tenure and home equity protection.
We have the right to look to local governments for assistance with some of our
problems because we are property taxpayers.
Purposes & Objectives:
Coordinate with and support the efforts of the Active Manufactured Home
Owners Association (AMHOA) in order to be current as to the rights and
protections that are in place.
Cooperate with other agencies involved in this lifestyle choice.
Work with park managers or owners to make manufactured home parks a better
place to live.
Assist members where possible in problem solving and in the dispute
settlement process. Legal advice must be obtained from a lawyer; we
can only give information based on past experience.
Provide members and prospective members with a semi-annual newsletter to
keep them informed of changes that affect manufactured home parks and home
Promote and assist in the establishment of local Park Associations to work
with each other and/or the park landlord to improve living conditions in and
around the park. A Park Association should foster a good community
spirit and will not function well if used primarily to wage war on other
residents or the park manager/owner.
Seek ways to educate and impress on all realtor firms the importance of
full disclosure regarding the assignment of tenancy agreements. Not
only is it in the best interests of their clients, be they the seller or the
purchaser, but non-disclosure does reflect back on the realtor's
integrity. Also an assignment of a tenancy agreement is a great
selling point and can go a long way to ensure a sale.
